Almost the same place as you, in the Crown Estate Scotland Report 2011:
The rural estate in Scotland includes 37,000 hectares (91,400 acres) of agricultural land, 5,000 hectares (12,300 acres) of forestry, residential and commercial
property and salmon fishing rights.
Although your quote implies that the forestry, residential and commercial property is included within the 37,000 hectares rather than additional to it.

It is my understanding that if many people buy a sq foot of bog-land then a developer cannot come in and build say a golf course etc. Conservation could mean just leaving the land to nature.

It isn't that a developer would be prevented from buying the land, just that the legal costs to purchase each individual plot would make the whole venture very costly - not to mention the curmudgeon who would refuse to sell on principle and put the kibosh on everything.

Mind you, I suppose it would matter greatly if they were plonking the fence on my side of the actual boundary as a result of the miscalculation.

Yes indeed, we in the trade do work on 2.5 acres to the hectare, although I still work in acres.
